The Marc, named in honor of the modernist painter Marc Chagall, is a nine-unit condominium that was repositioned from an architecturally significant 19th century Marist rectory.  Its ordered façade masks a complex interior comprised of two existing independent buildings Zephyr conjoined into one contiguous split-level building.  Close adherence to the City of Boston Historical guidelines allows the project to have a preservationist attitude, while maintaining an ecologically sensitive position based on the principal to reuse and repurpose any element possible from existing conditions.  Each unit features sound and thermal mitigation using high STC windows, special sound isolating floor assemblies, and new insulation.  The generous spaces are appointed with elegant millwork, fixtures, and finishes. All nine units have dedicated parking below the building, and two penthouse units each have a generous private roof deck.
