Project File

Located in the heart of Boston’s South End, 47 Concord Avenue is a meticulous restoration of a historic brownstone transformed into three luxury residential units. This project harmoniously blends historic preservation with modern design, contributing to the rich architectural fabric of the neighborhood.

Architectural Expression

The renovation honors the original architecture by updating and repairing the brick masonry, brick molds, and railings. The historic front façade was carefully restored, preserving the building’s distinctive character and ensuring it remains a prominent feature within the streetscape. At the rear of the building, large windows were installed, and rear decks were added, introducing modern elements that enhance urban living while maintaining the structure’s historical integrity.

Spatial Design and Functionality

The interior was completely renovated to create three luxury residential units: two duplexes and one floor-through unit. Each residence is thoughtfully designed to balance modern amenities with the building’s historical features. Open floor plans and high-quality finishes create elegant and comfortable living spaces. Large windows allow natural light to fill the interiors, enhancing the sense of space and connection to the surrounding neighborhood.

Outdoor Living Spaces

The addition of rear decks extends the living areas outdoors, offering residents private spaces to relax and enjoy the cityscape. For the lower unit, excavation at the rear provided a walk-out garden, creating a serene outdoor retreat in the midst of the city. These outdoor spaces foster a strong connection between the indoor and outdoor environments, enhancing the overall living experience.

Historic Preservation

Preserving the historical integrity of 47 Concord Avenue was a central focus of the project. The restoration efforts ensure that the building continues to contribute to the cultural heritage of the South End. By revitalizing the historic structure and adapting it for modern use, the project demonstrates how thoughtful design can honor the past while meeting contemporary needs.
